We recently updated the living room with quality leather sofa beds and leather breakfast stalls. One queen sofa, one full size. Equally comfortable as regular sofa's.

• There are buses that run along Biscayne Boulevard which allows you to get anywhere! But we highly recommend the Lyftt or Uber apps.

1. We allow pets! $150 per pet per stay. Please notify us before the stay takes place to ensure that we can accommodate. Anyone found to have a pet that does not inform us (regardless of whether they are service pet or not) will automatically be charged $500.
2. No smoking is allowed under any circumstances. If the apartment smells of smoke a deep cleaning fee of $200 will be charged.
3. We are happy to assist with post by giving you a mailbox key. We only have one mailbox for the building so I would need to provide the number before you place an order. Any lost key (mailbox or door key will be charged at $100 per lost set of keys). The UPPS can come into the building and deliver mail. Any arrangements for Fedex, UPS or any other mail provider will be the sole responsibility of the client. We do not get any involved in the logistics of this mail in anyway.
4. Please provide the correct number of guests at times of check in. Failure to report guests will be charged at a set rate of $300 over your stay.

5. The front door keys are specifically cut for the building. (And are commercial grade) Any key that is lost during your stay or is not left on check out will receive a recutting fee of $200. There maybe a delay of 24 hours to receive a replacement. (You are always given two sets at check in).
6. If deliberate abuse of A/C which leads to freezing ie setting the temperature below 70 degrees we reserve the right to charge up to $500
